T. Rowe Price selected Riparius Construction, Inc. to construct its new Investor Center on a 32-acre site in Owings Mills. The project was completed in Fall 1999. Riparius worked closely with T. Rowe Price on the design development of this institutional quality project, and then constructed it as a Construction Manager under a Guaranteed Maximum Price Contract. Phase I included two state of the art buildings totaling approximately 220,000 square feet, two parking structures for 500 cars each, and related infrastructure. Phase II included two buildings totaling 360,000 square feet, including state of the art technology, a cafeteria, fitness center and training facilities. Phase II also included structured parking for approximately 1500 cars. Technology highlights include raised access flooring throughout the entire interior tenant area. The systems furniture is serviced by an underfloor power and data system, which terminates in a floor box at each workstation. Emergency power provisions and UPS systems for critical equipment ensure a continuity of operations should the need arise.
